The statistics referenced here and in the attached newsletter are based on detached single-family home sales over the last 12 months compared to the previous 12-month period, and the current YTD compared to the previous year YTD. They are derived from the Bright Multiple Listing Service.
Active Listings/Current Inventory
As of the end of June, there were a total of 1,361 homes on the market, an increase of nearly 4% from the previous month’s end inventory of 1,309. Of the 1,361 homes on the market at month’s end, 45% of them are new construction homes. The current homes on the market represents slightly more than a 4-month’s supply of inventory, with a current absorption rate of 310 homes sold per month over the last 12 months.
Closed Sales
Over the last 12-months, sales of single-family homes in Sussex County are down slightly more than 3% compared to the previous 12-month period, with 3,715 homes sold compared to 3,831 for the previous year. The Dagsboro/Millsboro Area saw a 13% increase and the Milton/Harbeson/Broadkill Area was up 3%. The areas of the county with the largest decreases are Western Sussex County, down 17% and the Lewes/Rehoboth/Dewey Area, down 6%.
For the first 6-months of 2024 compared to the same time frame last year, sales are up by over 1%, with 1,878 units closed through June of 2024 compared to 1,848 units through June of 2023. The areas with the largest increase in sales for the first 6 months of 2024 compared to 2023 are the Dagsboro/Millsboro Area, up 19% and the Milton/Harbeson/Broadkill Area, up 12%. The Georgetown Area had the largest decrease of 6% comparing YTD June 2024 to YTD June 2023.
Home Prices
Over the last 12-months, the average sales price of single-family homes in Sussex County are up over the previous 12-month period, $624,452 compared to $608,111, a 3% increase. The median sales price was also up over the previous 12-month period, $499,990 compared to $489,900, a 2% increase.
For the first 6 months of 2024 compared to the first 6 months of 2023 the average sales price is down a bit over 3%, and the median sales price is down 4%.
Pending Sales
Pending sales for the last 12-months were up by over 9% over the previous 12-month period, with 3,816 homes going under contract, compared to 3,483.
For the first 6 months of 2024 compared to 2023, pending sales were up by 7%, with 2,046 homes going under contract in 2024 compared to 1,906 in 2023.
